Our emerging proposals focus on:

A Sustainable Location for Growth
Wendover is recognised as one of the most sustainable settlements in the former Aylesbury Vale area, benefiting from a wide range of services, schools, shops and community facilities, alongside a railway station providing direct connections to London.

The site is located within easy reach of these amenities and benefits from existing pedestrian and cycle connections. It is also well contained by established landscape features, creating a strong and distinctive setting for development. Together, these characteristics make it a logical and sustainable location to help meet local housing needs.

Why New Homes Are Needed
Buckinghamshire is currently experiencing a significant shortage of deliverable housing land and is unable to demonstrate a five-year supply of housing sites. At the same time, demand for affordable housing continues to increase, with thousands of households across the county seeking access to suitable homes.

The proposals for Wendover Springs present an opportunity to help address this need through the delivery of up to 300 new homes, including 50% affordable housing. The development would provide a range of homes designed to meet the needs of local people at different stages of life, helping to support a balanced and thriving community.

In addition to contributing towards local housing needs, the proposals would support nearby services and facilities, deliver new areas of public open space, and create a landscape-led development that responds positively to its surroundings. The site is currently privately owned and inaccessible to the public. As part of the proposals, extensive areas of publicly accessible open space would be delivered, together with new walking routes and green infrastructure, providing a lasting benefit for both existing and future residents of Wendover.

Public engagement and consultation on the outline proposal and vision.

Autumn 2026

Anticipated submission of outline planning application to Buckinghamshire Council, incorporating feedback received.
